I lived here for 4 years. At first it seemed to be a very nice place to live. New management came in and the community seemed to be on the right track, until a new manager was brought in. I had to leave because the crime rate seem to go up with shootings, robberies and rapes. Also the lot rent kept going up with nothing to show why it was going up. Bridge has not been fixed but yet they keep buying new homes. I loved my home and I hated to move but I needed safety.

Live here 5 years dealing with constant headaches. Every year at least 2 price increases on lot rent. We are owners and pay an average of $610/month for just lot rent. Several owner and management changes since moving here. Allocation of funds for upgrades and community improvements not handled responsibly. We have 2 roads to back of community and currently only 1 available due to "repairs" being made to bridge that accesses north side of community. Bridge has been down since April 15th (guesstimate, not 100% on my date). This has been a repair needed for well over 3 years. Instead of repair decided to paint the roads. Supposed to be a gated and guarded community. Have shuffled through several companies with most recent being armed guards in patrol vehicles that from my 2 encounters are here to maintain residence not so much who is being let in. One encounter involved the guard making a move for his gun against a resident for sound ordinance during the day (2-3pm). Much more but you get the gist of it. On the other hand they have been recently moving nice homes into community, and filling vacant lots. Is more upscale mobile home park in comparison, just not wallet friendly. Unfortunately Would not recommend as a peaceful place to live, but new management seems to be heading in the right direction, slowly. Pictures to come

The girl at the front desk doesnt know what she is doing also when i first went to put in an application they said that they requested the original copies of my social security card and ID ok no problem i went and got it then they claimed that i didnt make enough money and they needed more income so went that and brought it back i also got social security to fax them a copy of some extra income went back again to check on my application after about the fifth trip and several phone calls two weeks later only to find out that they never processed my application they claimed they never received the income verification from social security and needed 3 years of proof of income! I dont know what i was doing 3 years ago i wasnt even living in Jacksonville 3 years ago! This place is biased and seem like they only rent to Mexicans and white people stay far away from here!

I took my three little kids across the road to play in the playground very carefully because they are just so small, and a car came up and stopped at our right, and when we got in the middle, he suddenly came and hit us almost! And then I stopped, and I didn't dare say anything, because they looked like a western gang kid, and my daughter said a guy in the car had a gun

These people do not put you as any type of a priority. I moved in with my fiance and 4 days into living here our house was broken into and things were stolen. They haven't done anything to up the security or replace are mangled up door even after saying that they were going to immediately. We have water damage in our walls and leaking and our ceiling. The neighbors are bad and it is not worth risking your life to live here. I really wish someone would have told me that before I moved in here. I'm in tears writing this because I know that they do not care about me. I just want to leave. I just want to get out.
