I would give the staff 5 stars. They're some of the best in the business. Always helpful and informative.

Yes, there were bugs in the beginning like many people have said but that has since been fixed. There is some noise from the neighbors but I lived on the 3rd floor so it was every once in a blue moon.
As per the building. CHEAP. Cheap materials and crappy craftsmanship. stuff falls apart- carpet pulls up. ect.
Lived here for just about a year. Overall it has been a great experience. The complex itself is beautiful, the pool is nice, the gym is great and the area is very pretty. Very close to I 95 so if you need to get on it, it's a matter of a few minutes. Also, the town is building a brand new shopping center a couple miles away that should be great. It's a quick drive to the beach in ponte vedra and has great quick restaurants within a few miles. The area is super walkable as well which is so nice. The apartments are brand new and huge for what you pay for. Great appliances too
Honestly the best apartment complex! The apartments themselves just make sense! The layout is perfect, the storage is wonderful. They make you feel like this is a home. The leasing staff is great. They are courteous and very knowledgeable. We never want to leave!
***CAUTION FROM A VETERAN DO NOT LIVE HERE*** I have lived here for only two months. The people above me and below me make me feel like I live inside of a Subwoofer Speaker. My floors/walls vibrate from the music played below me and my ceiling/walls vibrate from the surround sound in the apartment above me. I have written two letters and one email to the property manager, which has done nothing. There has been NO Change and all the staff keeps telling me is "Oh we're sorry we'll send a letter out". A letter does nothing if there's no action behind it. There has been NO ACTION. From now on I'll call the Police. I'm sure the Carlton has the Florida Landlord and Tenant Act and until they do something about this noise they are in breach of their lease. According to Florida law, if a police officer comes to your home or apartment based on a noise violation, you have 5 minutes to "comply with the warning" and turn your music down. If you do not comply it is a $500 fine. At this point, I just moved in and I'm ready to move out. I wouldn't suggest this place to my worst enemy!
The name "the Carlton" should say it all. High class and luxury in neighborhood location, apartment amenities, apartment condition, and services of staff and maintenance. Quiet, relaxing, and safe. I have lived here since the first day of opening in the second building. So It will be a year in July. Property and project management staff really took their time and put a tremendous effort in making this place worth talking about and recommending. As far as the negative comments about pet waste and bugs, I know from personal experience of the staff members, they are doing everything they can to correct residents from not picking up after their pets. The staff also does an amazing job with pest-control and maintenance of spiderwebs and other insects. I believe that any place you live is going to have problems with residents committing to being responsible and every place is going to have bugs. However, I am very satisfied with the efforts of the staff to maintaining a clean, healthy, and safe complex.
